Hiring someone to work on your home is a big decision. Whether you’re planning a kitchen remodel, bathroom renovation, closet system, or larger home update, knowing how to choose a remodeling contractor can help you feel more confident before you commit.

The right remodeler should offer clear communication, relevant experience, proper licensing and insurance, detailed pricing, and a process that protects your home, budget, and peace of mind.

This guide covers what to look for, what to ask, and which red flags to watch for as you compare remodeling companies.

Start With the Type of Remodeler You Actually Need

Different remodeling projects call for different levels of design, planning, and project management. Thinking through the type of help your project requires can make it easier to compare remodeling companies fairly.

Design-build firm: Handles both design and construction. This can be helpful when your project involves layout changes, material selections, cabinetry, fixtures, finishes, or multiple trades.

Architect and general contractor: May make sense for highly complex projects where you want independent architectural plans before selecting a builder.

General contractor: Can be a good fit when you already have a clear scope or completed plans and need someone to manage construction.

Handyman: May be the right choice for smaller repairs, simple updates, or tasks that do not require a full remodeling process.

Define Your Scope, Priorities, and Budget First

A clear scope gives remodelers a better starting point and helps you compare proposals more accurately. You do not need every detail finalized, but you should understand your goals, priorities, and main concerns.

Start by outlining:

Which areas of the home you want to remodel

What is not working in the current space

Which updates are must-haves

Which features would be nice to have

Any timing considerations

Your target budget range

This helps remodelers give more useful feedback and makes it easier to compare bids because each company is responding to the same general scope.

Clear expectations can also reduce change orders, budget surprises, and rushed decisions later. It’s smart to build in a contingency for unexpected issues, especially in older homes or more complex remodels.

Where to Find Reputable Remodelers in the Charlotte Area

Once you know what type of remodeler you need, start building a short list of companies to research. Referrals are often a good first step, especially when they come from people who completed a similar project.

Helpful sources may include:

Neighbors, friends, and family members

Local real estate professionals

Community groups or neighborhood forums

Recent online reviews

Remodeler portfolios and project galleries

Local design or home improvement resources

For homeowners in South Charlotte, Ballantyne, Fort Mill, and Tega Cay, local context can be useful. Home styles, HOA expectations, and project considerations can vary from newer subdivisions to lake-area homes and established neighborhoods.

As you research remodeling companies in the Charlotte area, look for patterns rather than one-off praise. Comments about communication, responsiveness, craftsmanship, attention to detail, problem-solving, and follow-through often tell you more than the star rating alone.

Ask How They Approach Homes Like Yours

A remodeler’s experience matters, but so does their ability to adapt to your specific home, scope, and project conditions. During early conversations, ask how they would approach a project like yours.

A good remodeler should ask thoughtful questions about:

The age and style of your home

HOA or neighborhood requirements

Access, parking, and worksite logistics

Whether you plan to live in the home during the remodel

Any known issues with the existing space

Your priorities for design, budget, timeline, and communication

This shows whether the remodeling contractor is listening carefully, thinking ahead, and identifying potential challenges before work begins.

How to Vet a Remodeling Contractor

A polished website and friendly consultation are helpful, but they should be backed by credentials, experience, and documentation. Verify each remodeling contractor before you schedule work or sign an agreement.

As you vet each company, confirm:

Proper licensing: Ask whether the contractor is properly licensed for your project and location, then verify that information through the appropriate source.

Insurance coverage: Request proof of insurance, including general liability coverage and workers’ compensation when applicable.

Relevant experience: Look for experience that matches your project scope, whether you are planning a kitchen remodel, bathroom renovation, closet system, or larger design-build project.

Portfolio fit: Review past projects that are similar to yours in scope, style, and complexity.

Clear documentation: Make sure the contractor is willing to put scope, pricing, timeline, and project expectations in writing.

Questions to Ask Before You Hire

The consultation is your opportunity to understand how a remodeling company communicates, plans, and handles problems. Listen not only to the answer itself, but also to how clearly the contractor responds.

Helpful questions to ask include:

Who will be my main point of contact? You should know who will communicate with you before, during, and after the project.

Who will be working in my home? Ask whether the company uses employees, subcontractors, or a combination of both.

Can you provide recent references or examples of similar projects? This helps you evaluate relevant experience and past client satisfaction.

How do you handle timelines? A trustworthy remodeler should be able to explain the expected schedule and what could affect it.

How do you structure pricing? Ask whether the project is fixed-price, cost-plus, or handled another way.

How are change orders handled? Changes should be documented clearly, including cost and timeline impacts.

What happens if something unexpected comes up? The contractor should be able to explain how issues are communicated and resolved.

What does your warranty cover? Ask what is covered, for how long, and who handles follow-up.

A good answer should feel specific, transparent, and realistic. Be cautious if a contractor avoids details, overpromises, or makes the process sound simpler than it is.

Compare Bids and Understand the Contract

When you receive bids, don’t compare price alone. A lower number may not include the same scope, materials, allowances, labor, or level of project management as a more detailed proposal from another remodeling company or general contractor.

A strong bid should make it clear what is included, such as:

Scope of work: What areas are being remodeled and what work will be completed

Materials and allowances: Which products, finishes, fixtures, or cabinetry are included

Labor and installation: Who is responsible for each part of the work

Timeline expectations: When the project may start, how long it may take, and what could affect the schedule

Exclusions: What is not included in the price

Before signing, review the contract carefully. It should outline the scope of work, payment schedule, change-order process, warranty details, and how lien waivers will be handled. If something discussed verbally is important to you, make sure it is included in writing.

Red Flags to Watch For

Even if a remodeling contractor seems friendly and confident, certain warning signs should give you pause. Trust should always be supported by clear documentation, communication, and professional practices.

Watch for red flags such as:

No written contract: A handshake agreement is not enough for a remodeling project.

Vague or unusually low bids: A low price may leave out important materials, labor, allowances, or project management.

Large upfront payment requests: Payment schedules should be reasonable and tied to the scope of work.

No proof of licensing or insurance: A contractor should be willing to provide documentation when asked.

High-pressure sales tactics: You should have time to review the proposal, ask questions, and make an informed decision.

Poor communication before the project begins: If it is hard to get clear answers early, communication may not improve once work starts.

No references or relevant examples: A contractor should be able to show experience with similar work.

A good remodeler will not make you feel rushed, confused, or uncomfortable asking questions. They should help you understand the process before you commit.

Remodeling FAQs

What is the 30% rule in remodeling?

The “30% rule” is a budgeting guideline that suggests being cautious about spending more than roughly 30% of your home’s value on a renovation, especially if resale value is a priority. It can be helpful, but it should not replace a detailed scope, contractor estimate, or contingency plan.

What is the most expensive part of a house renovation?

The most expensive part of a renovation is often the work that involves multiple trades, structural changes, cabinetry, plumbing, electrical, or high-end finish selections. Kitchens, bathrooms, additions, and major layout changes typically require more coordination than simple cosmetic updates.

How many bids should you get for a remodeling project?

Getting two or three bids can be helpful, but only if each contractor is pricing the same general scope. Compare what is included, what is excluded, and how clearly each proposal explains materials, timeline, payment structure, and project management – not just the final price.

What should you not tell your contractor?

You do not need to disclose that your budget is flexible or that you are willing to spend more than planned. However, you should be honest about your goals, budget range, timeline, and concerns so the contractor can give realistic guidance.

Choose a Remodeler Based on Fit, Process, and Trust

Choosing the right remodeling contractor comes down to more than price or availability. The best fit is a company that understands your goals, communicates clearly, provides detailed documentation, and has a process you feel comfortable with before work begins.

 Key Takeaways

Design-build remodeling brings design and construction together under one team, creating a more streamlined experience with clearer communication, earlier pricing alignment, and fewer surprises along the way. At its core, design-build offers a more organized, homeowner-friendly path from initial ideas through project completion.

Not long before relocating, one of our projects was selected for the gvlMOD House Tour – an annual event that opens a curated group of distinctive homes to the public.

We also previously owned and operated a full-service remodeling and design company in Florida. There, we renovated hundreds of luxury homes and built custom cabinetry and closet systems through our own shop. That experience gave us a deep understanding of how thoughtful design and construction execution need to work hand in hand – especially in spaces like kitchens, bathrooms, cabinetry, and custom storage where details matter.

With our launch of Design-Build by Clever, we introduced our Mobile Design Studio. We have witnessed the overwhelm, decision fatigue, and second guessing that can come with home renovation. So, rather than sending homeowners from showroom to showroom, we instead bring materials and selections directly into our clients’ spaces.

Evaluating finishes, colors, and textures in your actual space, under real lighting, and alongside your existing elements, makes decision making a lot easier, more efficient, and exciting. Most importantly, it helps you feel confident about your choices so you can enjoy the vision as it comes to life.

Design-build is a modern approach to remodeling, which means we get a lot of questions about how it works – and even some skepticism at first. Here are some we most frequently hear:

Is design-build more expensive?

Not necessarily. While design-build may appear higher upfront because design is included in the contract, it often leads to a more predictable total investment by reducing change orders and aligning decisions early. It’s more transparent, coordinated, and cost-conscious from start to finish.

How early are costs determined in the design-build process?

Costs are introduced early – often during the initial design phase – and refined as the project develops. Pricing is tied to real-world conditions from the beginning because design and construction are planned together.

What’s the difference between an architectural designer and an interior designer?

Interior design often focuses on furnishings, finishes, and aesthetics, while architectural design focuses more on how a space is laid out, built, and functions day to day. At Design-Build by Clever, we bring both perspectives together. We help homeowners create spaces that feel beautiful and cohesive, while also accounting for cabinetry, storage, trim work, construction coordination, and real-world execution.

Do I still have control over design decisions in a design-build project?

Yes. You are involved in every key decision. The difference is that you have a partner guiding you through those decisions with expert input, so choices are more cohesive from the start.

Does design-build work for smaller projects, or just large renovations?

Design-build can be a smart fit for a range of renovation projects. However, its benefits tend to be most noticeable on projects like kitchens, bathrooms, and whole-home remodels, where thoughtful planning and execution go hand in hand.

Can changes still be made during a design-build project?

Yes, but most key decisions are made earlier in the process to help avoid disruptions later. If changes are needed during construction, they can be addressed more efficiently since the same team is managing both design and build.

What’s the difference between EPC and design-build?

EPC (Engineering, Procurement, and Construction) is a method commonly used in large-scale industrial and infrastructure projects. Design-build is widely used across many types of construction, including residential remodeling.

Back in Florida, we ran a full-service remodeling and design company, renovating hundreds of luxury homes, crafting custom cabinetry and closet systems in our own shop, and working hand-in-hand with homeowners to bring their visions to life. That hands-on, integrated design-build experience is still the heartbeat of what we do today.

When we moved to Greenville, SC, we fell in love with the community and the clients who trusted us with their homes. We had the joy of creating everything from custom closet systems to cabinetry while completing some unique renovations — and even had one of our projects featured on the 2025 GVLMOD House Tour.

It truly was a season of growth, learning, and connection, and we’re so grateful for every homeowner, friend, and neighbor who was part of that journey. Greenville will always be part of our story.

Why Charlotte? Why Now?

As our family grew, so did our vision for Clever. We began to sense a calling to expand — to bring our passion for detail, beauty, and thoughtful design to new spaces and new neighbors.

The Charlotte metro area offers an incredible blend of vibrant communities, diverse homes, and families who value quality and intentional living. It feels like the perfect place for the next chapter of Clever.

If you’ve been following our journey, you know that Clever has always been rooted in more than construction — it’s about creating homes that truly support the way families live.

Today, I’m excited to share a big milestone for our family and our business: we’re expanding our design-build remodeling services to the greater Charlotte Metro area.

This move represents growth, vision, and a deep commitment to serving homeowners who value thoughtful design, quality craftsmanship, and a seamless remodeling experience.

And now, with our Mobile Design Studio launching in Spring 2026, we’ll be bringing inspiration right to your door — finishes, samples, and ideas all in hand so the design process feels fun, personal, and effortless.

It’s Still the Same Family, Same Heart

Even though our business footprint is growing, the heart behind it hasn’t changed. We’re still a husband-and-wife team who believes in doing things with intention, creativity, and care — just like we do in our own home with our daughters.

Our faith, values, and commitment to integrity guide every project we take on, because your home deserves care, honesty, and excellence at every step.

Serving Homeowners Across the Charlotte Metro Area

Clever by Design offers design-build remodeling services in Charlotte, NC, Fort Mill, SC, Ballantyne, Indian Land, and surrounding communities.

Whether you’re planning a kitchen renovation, primary bathroom remodel, custom cabinetry project, or a full home transformation, our process is built to bring clarity, confidence, and beautiful results to every stage of your remodel.

If you’re looking for a design-build remodeling company in the Charlotte metro area, we’d love to connect and start the conversation.

To all our friends in Greenville — thank you for the trust, the laughter, and the memories.

To our new and future clients in the Charlotte area — we’re so glad you’re here, and we’re excited to design alongside you.

Here’s to new beginnings, beautiful homes, and spaces where families thrive.

With love,
Melissa

In the quest for a restful night’s sleep, the importance of creating an optimal sleep environment cannot be overstated. One key element in achieving this tranquility is controlling the amount of light entering your bedroom. Hunter Douglas shades stand out as the ideal solution to usher in the darkness necessary for a deeper and more rejuvenating sleep.

The Science of Sleep

Scientific studies consistently emphasize the crucial role of darkness in promoting quality sleep. Exposure to light, especially blue light emitted by electronic devices and outdoor sources, can disrupt our circadian rhythm—the internal body clock that regulates sleep-wake cycles. By embracing darkness, we signal to our bodies that it’s time to wind down and prepare for a restful night.

A cocoon of darkness that supports your body’s natural sleep processes.

Light Control at Your Fingertips

The beauty of Hunter Douglas shades lies not only in their ability to darken a room but also in the convenience they offer. With smart PowerView® automation options, you can effortlessly control the amount of light entering your bedroom at different times of the day, with easy automation and scheduling right from your device . This means you can enjoy a naturally lit room during the day and a pitch-black haven when it’s time to catch those precious Z’s.

Enhanced Sleep Quality, Improved Well-being:

Quality sleep is directly linked to overall well-being. By investing in Hunter Douglas shades to darken your room, you are investing in your health. Improved sleep quality can lead to enhanced mood, increased energy levels, and heightened cognitive function. The benefits extend beyond the night, influencing your entire day.

Conclusion

In the pursuit of a better night’s sleep, the importance of a darkened, tranquil environment cannot be ignored. Hunter Douglas shades not only add a touch of sophistication to your home but also serve as an essential tool in creating the perfect sleep sanctuary. Transform your nights, embrace the darkness, and let Clever be your partners in achieving the restorative sleep you deserve.

Set up an appointment with an associate at Clever today to discuss your window covering needs!

Our journey began in Florida, where we owned and operated a successful remodeling company. Together, we’ve had the privilege of designing and renovating numerous luxury properties and spaces. What truly set us apart from our competitors was our unique approach—we not only designed and curated selections from our own showroom but also hand crafted closet systems and custom cabinetry in our very own cabinet shop.

This real-world experience serves as the bedrock for Clever, now serving Greenville, SC and surrounding areas. We take pride in returning to our roots and focusing on what we know best and love the most. Assisting our clients in solving the challenges of inadequate storage, wasted space, and tricky floorplans is a passion that drives us.

Stay tuned for engaging content, expert advice, and updates on the latest trends in closets, cabinetry, and shades. Thank you for being a part of the Clever community!

Best Regards,
Brandon and Melissa, Clever
